Key Performance Outcomes You'll Drive:
Deal Sourcing & Velocity
- Build and maintain a robust pipeline of qualified opportunities meeting our investment criteria
- Reduce median response time from deal identification to indicative offer to industry-leading speeds
- Achieve consistent monthly contactability rates with verified property owners
- Generate actionable LOIs quarterly that meet Investment Committee standards
Automation & Scale
- Expand our addressable market by systematically adding net-new verified opportunities quarterly
- Implement sourcing capabilities across all property portals
- Design and deploy systematic A/B testing for outreach channels
- Document and scale successful processes through comprehensive SOPs
Underwriting Excellence
- Achieve high accuracy rates between initial pricing and final IC-approved valuations
- Maintain capex and yield estimates within tight variance bands
- Produce professional investment memos with comprehensive market analysis
Data & Reporting Infrastructure
- Build and maintain a single source of truth for deal flow metrics
- Create live dashboards tracking stage progression, cycle times, and conversion rates
- Ensure data integrity with minimal variance between systems
- Implement systematic reporting cadences for leadership visibility
Core Competencies We’re Looking For
1) Closure-to-Commitment (Relentless Follow-Through)
You turn ambiguity into a written next step with a timestamp and you don’t stop until it’s secured. “Pending / waiting / will revert” isn’t a status — it’s a trigger for the next follow-up sequence.
2) Single-Threaded Ownership (Self-Driving Operator)
You own outcomes end-to-end across multiple parties (owners/agents, lawyers, banks, contractors, internal teams) and keep the critical path moving without supervision. You anticipate dependencies, sequence actions, and prevent drift.
3) Escalation & Operating Cadence (Calm Pressure + System)
You run a tight cadence: live tracker, daily proof-of-work, rapid iteration. You create urgency without drama. When stuck, you escalate early with options, apply pressure intelligently, and break constraints fast.
4) Negotiation & Objection Handling (Deal Momentum Under Resistance)
You handle pushback cleanly — pricing, terms, timing, “let me think,” “talk to my spouse,” “need approvals” — and convert it into progress. You know when to hold firm, when to trade, and when to walk.
5) Pipeline Hustle & Conversion Thinking (Volume → Quality → Closed Wins)
You keep a full pipeline, qualify hard, and drive conversion at every stage. You’re comfortable being measured on contact rate, meeting rate, LOI rate, and close rate — not activity theatre.
Experience and Qualifications Required:
- Undergraduate degree in preferably a quantitative field
- Excellent written and verbal communication skills
- Strong project-reporting skills, with focus on interdepartmental communications
- Strong analytical capabilities
- Experience in data analysis and budget management preferred
- Consulting experience preferred, with a focus on operations management
